Maintenance Matters: Your Service Experience with Redwood
When evaluating the factors that matter most to you in your apartment rental experience, chances are property and home maintenance are near the top of the list. We know residents appreciate timely, efficient and effective service both inside their apartment homes and throughout the common areas of their neighborhoods.
Whether you’re considering renting with Redwood, are a new resident, or have lived with us for a while and want to better understand the ins and outs of our process, here is everything you need to know about what to expect from your maintenance experience with Redwood.
Redwood EliteCare™: Redwood’s Remarkable Service Program

At Redwood, we believe maintaining our neighborhoods is about more than just reacting to service requests from our residents—we believe apartment maintenance should be comprehensive and universal. Redwood EliteCare™ provides service every resident can count on, no matter which Redwood Neighborhood they live at. Through our 360° approach to home maintenance, we proactively perform the tasks that keep our residents’ apartments comfortable and efficient. And the best part? There’s no extra charge!
At regular intervals throughout the calendar year, our Redwood EliteCare™ maintenance professionals will perform regular maintenance as part of your rent, including:
- Seasonal furnace filter replacements and annual smoke detector battery changes
- Fire prevention assessments including the furnace closet, smoke detectors and egresses
- Quarterly home inspections to assess any needs, including door replacements, interior hardware or broken blinds
- HVAC system inspections for any venting issues or service needs
Each season, residents can expect to see our teams on-site performing inspections on the exteriors of our homes and throughout the neighborhoods.
Spring neighborhood maintenance includes:
- Gutter cleaning and repair to prevent water damage and ensure a dry, comfortable home
- Seed and river rock corrections for a balanced, attractive outdoor space
- Neighborhood striping to provide clearly marked and safe pathways
- Monthly exterior lighting inspection and pest control services
In the summer, each air conditioning condenser is cleaned to ensure efficient cooling and lower energy bills, lights are inspected, any pest control needed is performed, and regular landscaping occurs.
Fall brings gutter cleaning and irrigation cleaning, neighborhood winterization, utility line and GFCI outlet inspection.
And in the winter, our teams and vendors shovel snow on walkways and clear driveways when the snow exceeds two inches. Salt is applied as needed. Crack maintenance is done to prevent further damage and preserve property, along with monthly exterior lighting inspection and pond inspection and maintenance.
Redwood prioritizes preventive maintenance to help minimize the need for urgent requests. But we also understand that unexpected issues arise, and it’s our goal to always provide a timely and effective response. If it’s an issue for you, it matters just as much to us. We strive to make apartment living remarkable, and our approach to maintenance is designed to ensure we do just that.

Redwood offers 24-hour onsite maintenance in all neighborhoods, plus a resident portal that makes submitting and tracking requests seamless. Redwood residents regularly get to know their maintenance professionals who are available to help with many of the common fixes you might need in your apartment home.
To put in a service request, visit your resident portal and click on the “maintenance request” tab. You can also put in a service request through the Redwood Resident App. Your neighborhood office team will review this process with you in detail at move-in.
Redwood also provides residents with a number to call in the event of a maintenance emergency. An “emergency” is an occurrence or issue that makes your apartment home uninhabitable, such as flooding/water leaks, gas smell or carbon monoxide detector alert, etc. Residents receive a list of qualifying emergencies to reference, and other issues may be deemed emergencies based on extenuating circumstances. And of course, if you have a medical or safety emergency at any time, we ask residents to call 9-1-1.
